Land Clearing Cost Calculator
Estimate land clearing costs based on your acreage, vegetation density, terrain, and US region. Research-backed pricing from HomeAdvisor, Angi, and contractor surveys. Updated for 2026 market rates.
Land clearing cost per acre by vegetation
Land clearing is almost always quoted per acre. These are typical all-in ranges by vegetation density, with terrain and region folded in. Use them as a quick land clearing estimate before you run the calculator above for your exact parcel.
| Vegetation | Cost per acre |
|---|---|
| Light brush / grass | $700–$1,500 |
| Medium brush / saplings | $2,000–$4,000 |
| Heavy brush / small trees | $3,500–$5,500 |
| Dense hardwood / mature trees | $5,000–$7,500 |
Land clearing cost per hour
Some contractors bill by the hour or the day instead, mostly on brush work and partial jobs where the acreage is hard to measure. A forestry mulcher with an operator runs about $150 to $400 per hour, or $1,200 to $3,500 per day, depending on the size of the machine. Skid-steer brush clearing is cheaper at $50 to $150 per hour. Hourly works out well for the owner on light, fast ground and for the contractor on dense, slow ground, which is why full-property jobs are usually quoted per acre.
Land clearing cost per square foot
Spread across the 43,560 square feet in an acre, clearing works out to roughly $0.03 to $0.20 per square foot, with light brush near the bottom and dense hardwood near the top. A quarter-acre lot of medium brush at $3,000 per acre comes to about $750, or around $0.07 per square foot. You mostly see square-foot pricing on small residential lots. Past a quarter acre, contractors quote per acre.
The math, shown transparently
No black box. Here is exactly what the calculator computes when you change an input. (Source: HomeAdvisor and Angi cost guides 2026, BLS regional wage data, Equipment World production studies)
// Per-acre rate adjusted for terrain and region
rate_per_acre = base_rate x terrain_multiplier x region_multiplier
total = rate_per_acre x acreage
// Base rates per acre by vegetation density
Light brush: $1,100/ac
Medium brush: $3,000/ac
Heavy brush: $5,000/ac
Dense hardwood: $6,000/ac
// Terrain multipliers
Flat: 1.00 | Rolling: 1.15 | Steep: 1.35 | Rocky: 1.50
// Regional multipliers
SE: 0.85 | SC: 0.90 | MW: 1.00 | Mtn: 1.10 | NE: 1.15 | Pacific: 1.25
Worked example
10 acres, heavy brush, rolling terrain, Southeast region:
base_rate = $5,000 (heavy brush)
terrain = 1.15 (rolling)
region = 0.85 (Southeast)
rate_per_acre = $5,000 x 1.15 x 0.85 = $4,887.50/ac
total = 10 x $4,887.50 = $48,875
What drives land clearing cost
Vegetation density is the biggest factor. Dense hardwood costs 4x more than light brush because mature trees take longer to process and wear through carbide teeth faster. A 12-inch oak takes real time to chew through. A field of 2-inch saplings does not.
Terrain adds 15-50% because machines work slower on slopes and rocky ground increases maintenance. Every rock hit is a potential broken tooth or damaged cutting chamber. Steep terrain also means more fuel burn per acre because the machine fights gravity on every pass.
Regional labor rates shift the total 15-25% depending on where you are. Southeast jobs cost less than Pacific or Northeast due to lower labor and regulatory costs. A crew charging $30/hr in Alabama does the same work as a crew charging $45/hr in Oregon. The machine does not care, but payroll does.
Frequently asked questions
How much does land clearing cost per acre?
Most jobs land between $700 and $7,500 per acre, and what is growing on the lot sets most of the price: about $700 to $1,500 for light brush, $2,000 to $4,000 for medium brush and saplings, $3,500 to $5,500 for heavy brush and small trees, and $5,000 to $7,500 for dense hardwood. Steep or rocky ground and high-cost regions like the Pacific states and Northeast push a job toward the top of its range.
What affects land clearing prices the most?
The three biggest cost drivers are vegetation density, terrain difficulty, and regional labor rates. Dense hardwood with mature trees costs 4-5x more than light brush clearing. Rocky or steep terrain adds 35-50% because machines work slower and wear components faster. Pacific and Northeast regions cost 15-25% more than the Southeast due to higher labor and regulatory costs.
Is forestry mulching cheaper than traditional clearing?
Yes, in most cases. Forestry mulching eliminates hauling, dump fees, topsoil replacement, and erosion control. All costs that traditional bulldoze-and-haul adds on top of the clearing itself. For a typical 2-acre job with medium brush, mulching saves 40-60% compared to bulldozing when you include all hidden costs. Use our Mulching vs. Bulldozing comparison tool to see the breakdown for your specific job.
How long does it take to clear an acre of land?
A forestry mulcher can clear 1-3 acres per day depending on vegetation density. Light brush with small saplings can go at 3 acres per day. Dense hardwood with 8+ inch trees may take a full day per acre. Bulldoze-and-haul takes longer because you also need time for hauling debris, which can add 1-3 days per acre.
Should I pay for land clearing by the hour or by the acre?
Hourly rates ($150 to $400 per hour for a mulcher and operator) suit small or partial jobs where the acreage is hard to pin down. On a full property, a per-acre quote is usually the safer choice for the owner, because the price is set before the machine starts and a slow patch of dense hardwood does not run up the bill.
Why do small lots cost more per square foot?
The machine still has to be hauled in, unloaded, and set up whether the job is a tenth of an acre or ten acres. On a small residential lot that fixed cost is spread over fewer square feet, and many contractors have a minimum charge, so the per-square-foot price lands near the top of the $0.03 to $0.20 range or above it.
